$29 per image, flat. A typical Manhattan one-bedroom runs 4–6 staged photos, so $116–$174 for the set. No subscription, no minimum order, no image limits. Each image includes enhancement, removal of 2–3 small items, and five rounds of revisions.

Upload by Tuesday night and they’re in your inbox Wednesday. We deliver within 24 hours for orders up to 20 images, Monday to Friday. Anything sent after Friday afternoon goes out Monday, so for a weekend showing, upload by Thursday. Larger sets depend on designer workload — put your date in the order notes and we’ll confirm before we start.

Yes, with disclosure. The RLS, like OneKey MLS in the outer boroughs, requires that digitally altered photos be identified as such — and NAR’s Standard of Practice 12-5 says the same. We never alter walls, floors, windows, fixtures or views, so there is nothing about the apartment itself that your photos misrepresent. Every order comes with a labeled version you can upload directly.

The city has proposed requiring disclosure when a listing image has been digitally retouched, with enforcement through the Department of Consumer and Worker Protection and coordination with StreetEasy and Zillow. The rules haven’t been written yet. Either way, nothing changes for you: we add furniture and decor only, and you get disclosure-ready files with every delivery.

That’s most of what we do here. A designer works to the room’s actual dimensions — a sectional that would swallow the floor plan doesn’t go in. For tight studios, send a floor plan or a second angle with your order and the furniture will be scaled to the space, not to the photo.

Both, at the same price. Rental listings in New York move on photos more than anything else, and a furnished studio reads very differently from an empty one on a phone screen. Same 24-hour turnaround.

Yes. Removal of 2–3 small items is included at no extra cost. Clearing a fully furnished room and restaging it is larger-scale work, priced separately — send the photo and we’ll quote before you order.

Yes. Because a designer stages it rather than a model generating each frame independently, the sofa in the wide shot is the same sofa in the corner shot. Send every angle of a room in one order and they’re styled as one space.

Portfolio work is different from a one-off listing: the same layout repeats across dozens of units, so we keep a furniture package per line type and every unit comes back consistent.
